This website is marketing material. It describes homes and developments we are building or have built, the neighbourhoods they sit in, and how buying from us works. Nothing on it is an offer capable of acceptance, a contract, or a reservation of any home.

A home is only ever sold under a separate written contract, signed by both of us and prepared by our lawyers. Where anything on this website differs from that contract, the contract is what governs the sale.

Prices shown are current at the time of publication, are quoted in the currency stated, and may change without notice. Unless we say otherwise in writing, a price excludes any tax, duty, registration charge or professional fee you are responsible for. A home shown as available may be sold or withdrawn at any time.

Plans, floor areas, land areas, room counts, specifications and completion or settlement dates are indicative. Areas are measured on the basis stated and are subject to final survey. Construction dates depend on consents, weather, supply and other matters outside our control, and we may vary a specification for one of equivalent or better quality.

Renders, artist impressions, photographs, videos, fly-throughs, show-home photography and staging are illustrative. They may show finishes, fittings, landscaping, furniture or surroundings that are not included in the sale, and they may not depict the home you are looking at as it will be built. Please rely on the plans and specification schedule in the contract, not on a picture.

Nothing on this website is legal, financial, tax, investment or valuation advice, and no calculator, guide or article here takes account of your circumstances. Any figure a tool on this site produces is an estimate for guidance only. Please take your own independent advice before you commit to a purchase.

When you send us an enquiry you confirm that the details you give are your own, or that you are entitled to give them, and that they are accurate. We may contact you about your enquiry using the details you provide. We handle what you send us in line with our privacy policy.

Please do not:

• use the site for anything unlawful, misleading or fraudulent;
• submit an enquiry in someone else's name or with details that are not genuine;
• copy, scrape, republish or sell any part of the site, including listings, photography, plans and written content, without our written permission; or
• attempt to interfere with the site, bypass any security measure, or place any unreasonable load on it.

The content on this website, including its text, photography, renders, plans, logos, brand names and design, belongs to us or to the people who licensed it to us, and is protected by copyright and other rights. You may view it, and print or download a copy for your own use in considering a purchase. Every other use needs our permission first.

We sometimes link to websites we do not run, such as a council, a map, a finance provider or a professional body. A link is not an endorsement, and we are not responsible for the content of those sites or for what happens when you use them. Their terms and privacy policies apply there, not ours.

We try to keep this website available, accurate and up to date, but we do not promise that it will be uninterrupted, error free or current at every moment. We may change, suspend or withdraw any part of it, including any listing, at any time and without notice.

To the extent the law allows, we are not liable for any loss that follows from relying on this website rather than on the contract and the advice of your own professionals, or from the site being unavailable. Nothing in these terms limits any liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, for fraud, or under any consumer guarantee or statutory right you have that cannot be excluded.

We may update these terms from time to time. The version published here is the one that applies, and the date at the top of this page shows when it last changed. Please check it when you return to the site.

These terms, and any dispute arising from them or from your use of this website, are governed by the law of the place where we operate, and are dealt with by the courts of that place.
